Across the region, while demand for industrial space is high, the market is somewhat soft because there is plenty of square footage available, particularly in places like Georgetown, White said.
In Taylor, however, the need for ready-made spaces is becoming more intense.
“If there’s already an existing building, you have a leg up on the competition,” White said, because some of the companies don’t have time to wait years for a buildout.
The problem is that so many existing buildings in Taylor are older and have lower ceilings than what most modern industrial tenants need, he said.
There is more than 800,000 square feet of industrial space available or nearing completion in Taylor now from newer projects. The Park 79 project has 350,000 square feet in three buildings, Taylor Industrial Park on Texas 95 offers 55,000 square feet, and the Taylor Port building has 365,000 square feet and is seeking a large user for most of it, White said.
A recent mid-year outlook report on the industrial market nationwide by consultancy Marcus and Millichap found that “roughly 100 projects linked to the semiconductor supply chain were underway as of June, with Arizona and Texas together accounting for one-third of these properties. The rapid expansion of the industry should facilitate future demand among suppliers, logistics providers and other supporting firms for nearby industrial space.”
